Google has signed one of the largest office space deals of 2025, leasing approximately 617,000 square feet at Atrium Place in Gurugram.

The property, developed jointly by DLF and Hines, is located in the heart of the National Capital Region (NCR) and is considered a prime commercial destination.

This move marks a significant step in Google’s long-term strategy to expand its operations and deepen its presence in India’s growing technology corridor.

The lease at Atrium Place follows Google’s earlier transaction involving 550,000 square feet of office space from managed workspace provider Table Space, also in Gurugram.

Together, these deals reflect Google’s sustained investment in India’s corporate real estate market and its commitment to scaling operations in the region.

Strategic Location and Developer Credentials

Atrium Place is a premium commercial development by DLF and Hines, known for its modern infrastructure and strategic location.

The property offers high-grade office facilities, designed to meet the needs of global technology firms.

Sources familiar with the transaction noted that Google follows a rigorous site selection process, and only a few developers meet its stringent requirements.

Google’s choice of Atrium Place highlights its focus on securing high-quality, scalable office environments.

These spaces are intended to support both operational efficiency and employee needs.

The financial terms and lease duration have not been publicly disclosed. However, the scale of the transaction makes it one of the largest office space deals in India this year.

Gurugram’s Rising Appeal in Commercial Real Estate

Gurugram continues to attract major global corporations due to its connectivity, infrastructure, and talent pool.

According to Cushman & Wakefield, the Delhi NCR region recorded 5.1 million square feet in gross leasing during Q3 2025.

This marked a 10 percent increase from the previous quarter and a 56 percent jump compared to the same period last year.

Google’s latest lease contributes to this momentum and signals confidence in the region’s long-term growth prospects.

The city’s commercial real estate market is seeing increased demand for flexible and high-capacity office spaces.

This growth is driven primarily by technology and professional services firms.

Google’s expansion will further boost investor interest and reinforce Gurugram’s position as a leading business hub.

Google Operational Growth and Workforce Expansion

Google’s decision to lease additional office space reflects its commitment to growth in India.

The company plans to expand its workforce and strengthen operational capabilities across the country.

The company has been steadily increasing its headcount across engineering, sales, and support functions.

The new office space will likely accommodate teams working on cloud services, AI research, and regional business development.

Industry observers view this expansion as part of Google’s strategy to localize operations and enhance service delivery in South Asia.

The company’s growing footprint in Gurugram complements its existing offices in Bengaluru, Hyderabad, and Mumbai.
